Drawing data from the indices that track home values, a lot of observations have been made which I have outlined in this blog post. On a yearly basis Real Estate market was down in August and comparatively stable in the following months. Year over year, home values have shown a drop of 4.5 percent in the month of August.
The index tracks 157 metropolitan areas in the US. It has been observed that, the home values have dropped 30.5 percent since the peak values in April 2006. The drop since the peak year values at 21 percent if foreclosures and bank-owned homes are excluded. 25 large metros which were tracked displayed that their index value is constant on a monthly basis.

The rate at which homes were foreclosed has declined from 10.9 to 9.2 every 10,000 homes. Foreclosure re-sales account for 19.5 percent of overall sales. The pace of foreclosure liquidations is slower than usual, impacting the home-value trends in a positive manner.
Economists feel that the pace will increase with time, which in turn will increase the downward pressure on prices. The common concern expressed by economists is, the uncertainty of the impact of recent economic turmoil and continued weak economic indicators on future home sales and home-value trends. The only constant bright spot in the real estate market is the non-distressed segment.
There are millions of properties in the shadow inventory waiting for the right time to be sold. For this reason, a flood of foreclosures is not expected anytime soon, leading to a higher uncertainty in the real estate market prices.
Also waterfronts & oceanfront condos, especially in Miami seem to be the latest preferred choices of more affluent buyers.

How to Make Spring Garden Checklist

Many  gardeners find their climate zone lends itself to an early planting of Spring gardens.  Preparations are a critical part of a Spring garden and checklists are a must so nothing is overlooked.  Here are a few tips and techniques on creating your own particular Spring garden checklist.

Plan your own Spring garden checklist.  Achieve the green environment and healthy foods you and your family want to enjoy for the next growing season and years to come. Several sources have been gleaned to provide information for your gardening success this Spring.

Things You’ll Need:

Sketch plan, sketches or photographs of last year’s garden.

Grid paper

Pencil

Review your sketches or pictures of last year’s Spring garden.   Write down those plantings that you want to keep and eliminate or relocate those that need to change in an area of your Spring garden.. When in doubt about a planting item in question, jot it down with a question mark beside its name. You can delete or revise your list later. Hint: If you are a novice gardener, open a gardening checklist resource site from the web and print out checklist information for reference before beginning your list.

Choose a date six weeks back from the last frost date in your region to determine a time line. Use that timeline to help plan and develop your checklist.  Use the grid paper to sketch out what your new Spring garden is to look like and the plants and crops you intend to plant in a specific location. Create a table with headings like Early Spring, Middle Spring, Late Spring columns. Place information related to your garden plantings where the checklist source mentions these timelines. Remember, you can edit and redo your checklist later. See the next step for some suggestions to consider for your own Spring garden.

Consider some of these Spring Garden Checklist items from the gardening experts:

Need new beds?  Try laying out newspaper 5 -6 sheets deep, add several inches of compost over the sheets.  This will kill existing vegetation by smothering it.  Then, four months later, you can dig it up to work the compost into the soil.  No sod removal is required.  This is best done in December, January or early February.
Shop and order seeds in December, January, or the first week in February. The earlier the better for best selections.
Test soil to determine nutrients lacking for good growth of particular plants or garden. Use your county extension service as a resource. Ask them what you need to do, how long it will take, and how you can plan accordingly.
Check shrubs and woody plants to determine what needs pruning. Follow your local nursery recommendations for early spring bloomers like forsythia, and prune promptly after flowering is complete.
For perennials, Spring is the time to transplant divisions or movement of the full plants. Work out plant trades with neighbors or garden club members.
Check gardening and lawn tools for cleaning and sharpening, especially the shovels and small hand tools. Service your mower if you forgot last fall. Budget for new or replacement tools now.
Organize your garden shed or workbench. Clean, sterilize, and organize and replace damaged terracotta pots.  Do the same with an planters or starter trays.  Try sterilizing with a bleach and water solution of 1 part bleach to ten parts of clean hose water.  Rinse with clean hose water thoroughly after sterilizing with the bleach-water solution and dry completely. Do outside or in well-ventilated area or in fall.
Clean and repair outdoor furniture. If too cold to paint, you have a head start before the weather warms.
Check your chemicals (if you are not organic) for any old ones you might have stored.  Dispose of properly by calling your Fort Worth Waste Management Department for guidance on recycling or disposing of any which are hazardous.

All real estate agents can log in to their Sarasota MLS account to research and show you any property currently listed for sale…in or around Sarasota (actually, we can see all properties from Punta Gorda to Sarasota to Tampa to Orlando and all areas in between). Are you clear on this? You can work with any real estate agent you choose to help you buy your first home; second/vacation waterfront condo; luxury Sarasota real estate or “family friendly” home. Doesn’t matter your need; MLS shows ALL properties currently listed for sale with a realtor/brokerage company.

The third misconception occurs with realtor websites demanding forced registration to search Sarasota MLS. Many buyers and sellers hate being forced to “register” to search without being “hassled” or “sold to.” Forcing buyers and sellers to sign up before searching the Sarasota MLS is not cool – I don’t believe in it…. However, in all cases of which I’m aware, realtors and real estate companies requiring a sign-up just want to provide you with more information about Sarasota, buying or selling. I’m not aware of any realtor hassling a buyer or seller who is forced to register simply to search Sarasota MLS. Here’s what’s cool: if you despise forced registration, go to my website where you can search FREE to your heart’s desire. No forced registration; TONS of great information about Sarasota (schools, town, entertainment, dining, recreation, beaches, etc).

The fourth misconception I hear from buyers and sellers is that realtor/brokerage company websites show ONLY that realtor’s or that company’s listings. Not true! Except for the big “box” sites such as Trulia, Zillow, etc that might not show you all Sarasota homes for sale, you ARE seeing the entire Sarasota MLS at (most) real estate agents’ sites. I can’t speak for all realtor or brokerage company websites, however. At my website, you freely and privately can search Sarasota MLS 24/7/365. By the way, are you aware my website allows you to search properties not just in and around Sarasota but also in Punta Gorda, Bradenton, Tampa, Lakeland, Orlando & all areas in between? You don’t have to search just Sarasota…..
